$21 Million Student Housing Project Planned Near Marquette

Milwaukee — Milwaukee — A local company is advancing plans to build a new student housing project adjacent to the Marquette University campus in Milwaukee. Wisconsin Avenue Properties I LLC, which is led by Boldt Consulting Services' managing principal James Kleinfeldt, recently filed a request for a zoning variance for a land parcel located at 1925 W. Wisconsin Ave. The company is requesting a variance on the number of parking spaces mandated for the size of the site by the city. Current codes require 108 spaces for the site, and the group is proposing 64 for the new student housing project. Kleinfeldt cites similar projects in the city that have received the variance as reason to believe that it will be approved.

Plans for the site include the construction of an eight-story, 150-unit building. Residences will consist of two-, three- and four-bedroom units that will provide housing for up to 450 students. In addition, the $21 million project will contain a fitness center as well as 3,200 square feet of ground-level retail space. Klenfeldt says that he is anticipating the project to be delivered in either 2011 or 2012. The site currently contains a small retail and apartment building that would be demolished to make way for the new construction.
