Ambling University Development Group Completes On-Campus Projects

Dahlonega and Douglas, Ga. — New amenities constructed for Georgia colleges.

Dahlonega and Douglas, Ga. — Ambling University Development Group recently opened three separate facilities on two Georgia campuses. First, the company developed the new Chestatee Building, a 47,925-square-foot mixed-use facility, and the new 1,215 seat dining hall at North Georgia College & State University, located in Dahlonega. The two facilities were developed through a turnkey design-build contract between Ambling University Development Group and the state of Georgia, and funded through tax-exempt bonds.

The Chestatee Building includes a 15,700-square-foot campus bookstore (Campus Connection), a Starbucks coffee shop with reading lounge and balcony patio, office space, a student health center and approximately 6,000 square feet of street-front leasable retail. In addition, a 16-screen digital display was installed above the bookstore lobby and is used to display school and sports announcements as well as advertising. Furthermore, the new dining hall (pictured at left) includes 38,680 square feet for general dining, banquet events and a conference room available for private dining. Ambling also recently led the development, construction and completion of Patriot Hall, which includes 352 beds of new cadet housing, North Georgia Suites, a 604-bed civilian housing community, and a 1,080-space parking deck. The company’s partnership with NGCSU will continue through Fall 2012 upon completion of Liberty Hall, a 264-bed new residence hall, and Gaillard Hall, a cadet barrack renovation that will provide 166 suite-style beds.

Finally, Ambling also completed a new 300-seat dining facility on the campus of South Georgia College in Douglas (pictured at right). Originally purposed as a dining hall, the 1927 building has undergone a number of renovations throughout its 84-year history, most recently providing classroom space. The new facility encompasses more than 15,000 square feet, 10,260 of which is new construction and designed to blend with the existing building’s façade. Completed in 9 months, the $5.3 million project was also paid for with tax exempt bonds. Ambling University Development Group served as developer of the project, marking its third phase of partnership with the College.
