Campus Apartments to Develop New Hotel Near Penn

The Homewood Suites will provided extended-stay lodging in Philly’s University City submarket.

Philadelphia  — Campus Apartments has broken ground for the construction of a new hotel that will provide extended-stay lodging to Philadelphia’s University City submarket. The new Homewood Suites by Hilton will be located at 4109 Walnut St., within close proximity to the University of Pennsylvania, Children’s Hospital of Philadelphia, and other academic and medical institutions. It will contain 136 extended-stay suites that will feature full kitchens, dining tables and separate work areas with phone and Internet access. The project will also feature a fitness center, an indoor pool, a convenience store, and dining and meeting spaces.

The project is seeking LEED certification. Sustainable features will include a green roof, on-site stormwater management and low-flow fixtures. Completion is slated for spring 2012.

Alesker & Dundon Architects is designing the project, and L.F. Driscoll Co. will serve as general contractor. Financing for the $50 million project is being provided by the Commonwealth of Pennsylvania, the Philadelphia Industrial Development Corp., The Reinvestment Fund, US Bank Community Development Corp. and Beneficial Bank.

The hotel will comprise Phase I of the redevelopment of 4109 Walnut Street. Phase II will include construction of a 150,000-square-foot office building.
