Atlanta  — PeakMade Real Estate has been awarded management of four student housing properties in Canada totaling 1,555 beds throughout the province of Ontario. The communities under management include Geo Central, a 554-bed student housing development serving Queens University in Kingston; Unity Point and Unity Place, which comprise 309 and 350 beds, respectively, also in Kingston; and Avant, a 342-bed community located across from the Toronto Metropolitan University campus in downtown Toronto. Statesboro, Ga. — Rael Development Corp. has broken ground on Charme on Georgia Ave., a 694-bed student housing project located near the Georgia Southern University campus in Statesboro. The mid-rise development will offer 291 units in studio, one-, two- and four-bedroom configurations. Shared amenities will include a rooftop resort-style swimming pool, state-of-the-art fitness center, cafe, study/library space, billiards and gaming areas. Matthews Brokers $5.9 Million Sale of Student Housing Community Near the University of West Georgia

Carrolton, Ga. — Matthews Real Estate Investment Services has brokered the $5.9 million sale of The Cottages UWG, a 26-unit student housing community located at 324 Brumbelow Road near the University of West Georgia campus in Carrolton. Developed in 2013, the property spans 37,760 square feet and was 98 percent leased at the time of sale. Austin Graham of Matthews represented the undisclosed seller in the transaction. The buyer, a Florida-based investor, has development rights to add 42 beds to the property.

The property was developed in two phases, with the first phase completed in 2017 and the second phase completed in 2022. Marietta, Ga. — Cardinal Group Investments and StepStone Real Estate have recapitalized Copper Social, a student housing community located near the Marietta campus of Kennesaw State University. Cardinal and StepStone plan to implement renovations at the property, to include interior updates to in-unit flooring and refreshments to the pool area. The business plan for the community also includes integrating Cardinal’s centralized services platform, CX3, into community operations. Evercore acted as financial advisor on the transaction and TSB Capital Advisors procured debt for the acquisition.

Atlanta — PeakMade Real Estate has been awarded management of 10 student housing communities totaling 6,500 beds. The company was also recently awarded management of four multifamily communities totaling 500 units. The properties are owned by 14 different companies and span nine states, including California, Georgia, Florida, Nevada, Pennsylvania, South Carolina, Texas and Virginia. Five of the student housing projects are currently under development.
