Lawrence and Wichita, Kan. — The Tailwind Group has acquired two student housing properties located in Kansas. Acquisitions include Legends Place Apartments, a 632-bed community located near the University of Kansas in Lawrence; and Aspen Heights Wichita, a 327-bed community located adjacent to the Wichita State University campus. The Aspen Heights property was rebranded Altitude at Wichita upon acquisition. Ryan Lang of Newmark brokered the acquisition of Legends Place Apartments from ApexOne Investment Partners. Teddy Leatherman of JLL arranged the acquisition of Altitude at Wichita from Aspen Heights Partners.

Lawrence, Kan. — JLL Capital Markets has arranged the sale of Naismith Hall, a 504-bed, dormitory-style student housing community located adjacent to the University of Kansas campus in Lawrence. Scott Clifton, Stewart Hayes, Teddy Leatherman and Jim Gates of JLL represented the seller, Bromley Cos., in the disposition of the property to the undisclosed buyer. Naismith Hall sits on 2.84 acres totaling 120,000 square feet, and was originally built in 1965 with its most recent renovations completed in 2013. Emporia, Kan. — Prescient Capital has provided a $6.8 million loan for the refinancing of The Villas at Emporia, a 192-bed student housing property located near Emporia State University in eastern central Kansas. The four-story complex is located at 1839 Merchant St. The loan term is 12 months with two six-month extension options. Loan proceeds will be utilized to pay off maturing debt. The borrower was undisclosed.

Lawrence, Kan. — The Opus Group has begun construction on a new three-story student housing community near the University of Kansas. The project will include 120 units accommodating 312 residents as well as 8,200 square feet of retail space. The development is the first in Lawrence to use the new Smart Code portion of the city’s zoning code, requiring the project to incorporate more civic space and encourage less automobile usage. Manhattan, Kansas — Campus Advantage has been awarded management of a student housing community consisting of three properties near Kansas State University in Manhattan. The first phase of development, 12B Lofts, recently opened with two more buildings — titled 11B Lofts and Avenue M — set to open in fall 2020. The community will offer a total of 239 beds upon completion. Austin-based marketing agency Catalyst will manage the community’s branding efforts.

Travis Prince, Victoria Marks, Gib Kerr and Jeffrey Bentz of Cushman & Wakefield represented the undisclosed seller in the transaction.
