Fountain Residential Receives $23.3 Million Construction Financing for 630-Bed Development Near Clemson University

Clemson, S.C. — Fountain Residential Partners has received $23.3 million for the development of Dockside Clemson, a 630-bed student housing community near Clemson University in South Carolina. Jeremy Sain, Teddy Leatherman, Scott Clifton, Stewart Hayes and John Gavigan of JLL worked on behalf of the borrower to secure joint venture equity for the project through CrowdStreet Inc. Dockside Clemson will offer studio, one-, two-, three- and four-bedroom fully furnished units with bed-to-bath parity, alongside 22,164 square feet of ground floor retail. Communal amenities are set to include a fitness center, swimming pool, tech lounge and dock access on Lake Hartwell. Stuart Roosth Architects designed the property; LRK provided planning services; Kimley-Horn is the development’s civil engineer; and Sherman Construction is acting as general contractor. The community is scheduled for completion in fall 2022.
