HighBridge Properties Markets New Coastal Carolina Property

Conway, S.C. — The off-campus site that will wrap in July is more than 50 percent pre-leased.

HighBridge Properties is a brokerage and advisory firm that targets properties on the West Coast and in the Southeast, such as Monarch544 in Conway. Conway, S.C. — HighBridge Properties has announced it is marketing Monarch 544, a 440-bed property next to Coastal Carolina University that will be completed July 2012. The 8-acre site will consist of 128 apartments in two four-story residential buildings as well as a two-story, 11,000-square-foot clubhouse with a fitness room, a computer center, a self-serve cafe, private study lounges and a game room. Other amenities include a pool, a volleyball court, parking for 440 vehicles, a fire pit with circular seating and a courtyard area with picnic seating. The units will be fully furnished.

Coastal Carolina University is 10 miles from Myrtle Beach, S.C. Enrollment was 9,100 in fall 2011. Horry Georgetown Technical College, a two year public college with 4,000 students, is also close to the property. The development team includes Monarch Properties, a student housing developer based in in Charlotte, N.C., and two multifamily developers based in Aynor, S.C.: Bradley Development Company and Douglas Development Company. Progress Builders, an affiliate jointly owned by Bradley and Douglas, is the project’s general contractor.
