USM, Capstone Development Break Ground on $100 Million Residence Hall, Career Center

Portland, Maine — A public-private partnership between the University of Southern Maine (USM) and Capstone Development Partners has broken ground on a $100 million development on the university’s campus in Portland. The project will include a three-story, 42,000-square-foot career and student success center, a 580-bed residence hall and a one-acre residential quad.

The new residence hall will offer a mix of affordable units for occupancy by undergraduate, graduate and Maine Law students. The $26.6 million Career & Student Success Center will be funded in part with $19 million in state bond funding as part of $49 million that Maine voters approved for the University System in November 2018. The $72.8 million, 580-bed residence hall will be funded with University of Maine System revenue bonds. Revenue generated by the residence hall will fund annual debt service payments.

The development is scheduled for completion in June 2023. Project partners include developer Capstone Development Partners; general contractor PC Construction; Elkus Manfredi Architects; SMRT Architects and Engineers; Woodard & Curran Inc.; Steven Winter Associates; VHB; and Bernstein Shur. Brailsford & Dunlavey Inc. is also providing advisory and consulting services to USM and other University of Maine System universities on this and other development projects.
