Woodlark Acquires Cottage-Style Project Near Baylor

— The Woodlark Opportunity Fund, LLC, based in White Plains, N.Y., has acquired Twenty Twenty, a 13-unit, 52-bed cottage-style community serving Baylor University in Waco. Located at 2020 S. 10th St., the property features gated access, a swimming pool, a hot tub, resident fire pits, off-street parking, closed-circuit camera security and fob key access. Woodlark acquired the community as a strategic expansion of its presence in the Baylor University off-campus market. It will be run in tandem with The Outpost, a 543-bed property on South University Parks Drive in Waco.

“We saw this as a chance to acquire a high-end, boutique-style property in a market with which we’re already very familiar,” says Sean O’Brien, chief investment officer of The Woodlark Opportunity Fund. “The property is in an infill micro-market that is considered socially desirable by the students and has little to no available land near the University.”

Twenty Twenty is located within the 9th and 10th streets corridor, five blocks from the University. It is 100 percent occupied for the 2011-2012 academic year.
